Up to 54% of uncontrolled infiltration passes through uninsulated suspended timber floors, bringing moisture, and contaminants into the property causing damp, mould, health and disrepair issues. These significant risks to resident health and property condition can impact as many as 1/3 of social housing properties including multiple archetypes built up to and including the 1960’s. Simply returning year, after year to 'wash down' black mould will no longer satisfy residents, or the regulator. 50% of the cases the Housing Ombudsman are dealing with are related to disrepair from damp & mould.
